Study On The Satisfaction Of Community Service For Public Rental Housing In Chongqing

Since the establishment of housing security system in our country, affordable housing, low-rent housing, price-capped housing, shed change room and other affordable housing has developed rapidly, which solves the basic needs of the various types of housing for needy groups. As a solution to the housing problem of "sandwich class", public rental housing which arouses the attention of the government will become the core to the future of affordable housing construction. In order to achieve the goal that the affordable housing should cover all the areas, Chongqing, has now entered the level of construction, distribution and management since the city started to concentrate on building a large-scale public rental housing in 2010. With public rental housing settled intensively, in order to achieve the goal of “being able to live, being willing to live and living well ”, and to maximize the protection effect of the housing security system, we must attach great importance to community service and tenant satisfaction after the tenants move in; we must investigate and analyze the satisfaction of the tenants; we must know the actual needs and expectations of tenants on community service accurately, and analyzes factors influencing satisfaction; we must promote the quality and efficiency of public rental community service so as to build a harmonious community of public rental co-residence of the new community.Through the study of the public rental and community services related literature and the research of particularity of the community service in public rental housing, and basing on the tenants-centered principle and the doctrine of comprehensive and objective evaluation, this thesis has constructed the index system for the satisfaction of public rental community service roughly. Then, through the pre-survey questionnaires, interview to tenants of public rental units and related management experts and scholars from colleges, we have properly corrected and improved the evaluation system. The index system includes nine secondary indicators including basic education, health care planning, culture and sports, community security, community employment, living environment, community safety, transportation, convenient business, which include 30 third class indicators. Then through a questionnaire design and field research, we have collected the related data in Chongqing public rental community service satisfaction and we have analyzed the research samples using SPSS software to test the reliability and validity of the data.On this basis, through the use of fuzzy comprehensive evaluation method we have calculated the resulting data and we have got the overall satisfaction degree of Chongqing public rental community services and various secondary indicators of satisfaction. The results show that the overall satisfaction to Chongqing public rental community service may be concluded as general satisfaction, and satisfaction index the highest scoring 75.833 and the lowest scoring 46.932. And for the problems found in the survey and interview process, as well as relatively low satisfaction factors, we have put forward the corresponding measures to improve public rental community service satisfaction.
