Land development intensity control is an important part of urban planning.lt plays an important role in urban planning and management. Development intensity is not only related to the city’s public interests, but also directly affect the economic interests of developers.And it is the focus of contradiction among Planning and Management Department, real estate department and residents.Therefore, the rational determination of the development intensity is the basic premise of urban construction and development.It is helpful to improve the planning system, which is the core of the regulatory planning, and it also helps to promote the economical and intensive use of urban land and improve the efficiency of land use.Based on the summary of relevant literature at home and abroad, the method of rational determination of development intensity is discussed in this paper.Taking the downtown of Ningbon City as an example, combined with the specific situation, calculating and analyzing of the specific process of determining rational development intensity.A comprehensive consideration of the three aspects of economic benefit, environmental benefit and infrastructure carrying capacity is provided, in order to determine the rational development intensity.The main conclusions of this paper are as follows,(l) The rational range of land development intensity is[1.28,3.35] in residential land in the downtown of Ningbo City. The rational range of land development intensity is[2.23,8.2] in commercial land in the downtown of Ningbo City. That is, the development intensity of commercial land is higher than that of residential land.(2)The rational development intensity of core area(i.e. Haishu District, Jiangdong District, Jiangbei District)is relatively high, compared to the edge area(i.e. Beilun District and Zhenhai District).(3)The current situation of residential land development intensity is moderate, while the commercial land development intensity is slightly inadequate, and can increase the intensity of commercial land development in the future.
