A Study On The Impact Of Population Urbanization On The Demand Of Commercial Housing In Kunming

With the continuous development of urbanization in C hina, the impact on economic development has also been noticed. As Housing has been described as the basic of life, the accelerated urbanization process bring a lot of new urban population which caused the huge housing demand that challenging commodity housing market of the city. The main criteria of urbanization development are the satisfaction degrees of the urbanization residential demand of the population. This paper studies population urbanization and housing demand from the national conditions of rapid and new urbanization. This paper, firstly based on theoretical analysis and empirical research, then studies how population urbanization influence commodity housing demand through quantitative analysis and qualitative analysis, hoping to make a certain contribution on research of the relationship between the urbanization and the housing industry.Based on the existing literature review, relevant theories of population urbanization and residential demand are summarized, research mainly reveals the following several aspects:(1) The way that population urbanization impact on housing demand, research suggests that population urbanization mainly have impact on both housing demand size and structures;(2) Focused on the overall level, the characteristics and development trend of the urbanization and commodity residential demands since 2000 in K unming to analyzes the existing problems;(3) By choosing the influence factors of housing demands size, using principal component regression analysis method to describe the influence factors include the influence degree of the demands on residential population urbanization, this paper concluded that the impact of various factors on the housing demands size, and further defined the impact on housing demands size of urbanization;(4) Build the housing demands model from the perspective of population growth to study on demands of residential population urbanization with quantitative research and then forecast the future demands. The capital of empirical research shows that in the next 10 years in Kunming, housing demands is massive, improval demands take up a significant proportion of total demands and the rigid demands takes up about one-third;(5) From the analysis of present K unming, we know that the general agricultural laborers build houses for themselves to meet housing demands, however the urban residents rely mainly on commercial housing market and indemnificatory housing to solve the housing problems, this paper build housing model to obtain and forecast the per capita indemnificatory housing income line;(6)In the end, on the basis of research above, policy suggestions is put forward in view of the present population urbanization of residential demands, from the aspects of land policy, the real estate market policy of housing market regulation.
