| With the rapid development of urbanization, the effect of urbanization on social and economic is beginning to show. As the basic conditions of life, a huge demand for homes is caused by accelerating progress in urbanization. Residential property is facing a rare chance for development as well as tough challenges because of urbanization. whether population transferring from the country to the city gets their demands or not, which reflects the urbanization rate and quality to a certain extent. Reality is the fountain head of all theoretical research, and the study between urbanization and demand for residence proceed from China's actual conditions which is urbanization has entered a new era of rapid development. This paper adopts analytical way combining theoretic analysis with demonstrative study, combining quantitative identification with qualitative analysis to deep and systemic study on the influence of urbanization on demand for residence. I hope this paper could coordinate urbanization and the residential property.Based on the literature review, and an organizing and summarizing of the theories about urbanization and demand for residential property, the main work in this paper are as the follows:①Through the study on the impact of urbanization on residential demand, the author proposes that residential demand is influenced by urbanization in the size and structure.②Based on the analysis of the state of urbanization and residential demand after Chongqing became municipality, including the overall level analysis, their trends of development analysis and features analysis, this thesis explores problems existing at urbanization process and the residential property market in Chongqing.③Based on selecting factors that affect demand for residential property, this paper studies that the various factors including urbanization degree influence domestic demand by using principal component regression, and quantitatively analyze the influential degree of these factors for housing demand. After that, the paper concludes the influence extent sequence of each influence factor influencing housing market demand to further examine the effect of urbanization on housing demand in Chongqing.④This paper analyzes the changes in income structure at the atage of rapid urbanization. Subsequently, through study on housing demand structure when structure of revenue changes, the author come to the conclusion that in addition to the majority of agricultural workers by self-built housing to meet housing demand, urban residents rely mainly on commodity houses and policy-related house to solve housing problems in Chongqing city , and the proportion of Which requires policy-related house is about 40%.⑤Through quantitative study and forecasting on the housing demand caused by population urbanization, the article assesses the long-term housing demand. It predicted housing requirements of Chongqing city from 2011 to 2020, by constructing the model, and come to a conclusion that improving housing demand accounts for a large part of the total housing demand, and shortage demand of urban population growth account for about one-third.⑥Earlier research by current and future housing needs to grasp the development trend, from the land policy control, demand control, three aspects of housing policy to protect the housing market regulation policy recommendations.Finally, Based on the previous paper, the article proposes policy recommendations about the regulation and control of residential property market from land policy, demand control, housing assurance policies. |
