In the context of China to develop green energy-saving buildings, because of its lowest cost, minimum pollution and the lowest energy consumption, renovation of old industrial buildings can just meet the requirements of the development of urban renewal.Multi-frame industrial buildings and office buildings have great similarity in building volume, shape, structure, local resources, infrastructure support and other aspects.Meanwhile, With the combined action of the internal factor that the buildings have a high degree of fit and the external factor that the urban needs development, it promotes the rise and development of the transforming of multi-frame factory into office buildings.Thus, the multi-frame factory transformed into office buildings is the most suitable mode.This paper starts with the suitability of the transformation from multi-layer framework to office building. By studying the transformation process in the form of construction changes, structural changes in load, fire protection design changes and design changes to the drainage network, it can be found that after a change in use, the fire protection standards, load standards and building function have not fully applied to the new office buildings. Therefore, according to the above changes, in should take technical measures to recover and strengthen, in particular in the transformation process,so that the old industrial buildings can meet the requirements of the office building.Specific research ideas and results are as follows:(1)By reading a lot of literature and conducting extensive research case, it will explain the significance of the transformation of old industrial buildings from eco-environmental dimension, the economic dimension and socio-cultural dimension;and it also demonstrate the suitability of the plant transformation into multi-frame office building from four aspects as building volume and shape, structure, resources and infrastructure supporting.(2)By analyzing the change in the functional use of the building in the transformation of multi-frame factory into office building, from the perspective of green energy saving proposed building insulation, it will propose the specific transformation measures about lighting and ventilation; departing from the framework of their own characteristics, it will also put forward the difference elevation space transformation method.(3)By analyzing of different plant and office building construction loads, it will propose transformation measures for the permanent load and live load, performing reinforcement from five aspects as floor panel, columns, beams, foundations and envelope, so as to meet the specifications to ensure the structural stability and safety.(4)By analyzing the differences in fire protection design and the drainage network standards between multi-frame factory and office building, it will propose the specific measures in the following four areas: fire resistance reinforcement, the fire district re-division, safe distance redesign, and the sewer network reconstruction. So that after the transformation the new office buildings can meet the requirements of fire safety,water supply and drainage function.This paper will systematically study the methods about the transition from multi-frame factory to office building, in order to make up for the domestic shortage of old industrial building transformation in related fields, in particular the lack of fire protection, water supply, drainage network and green energy-saving research, and also provide practical guidance for the transformation from old industrial plant into office building.
