Study On Construction And Management Of Mountain Villa Project Of Yunshan Original Scenery Constructed By Chongqing Lushang

With the gradual accumulation of social wealth, people’s income and living standard has been improved, and it increases people’ requirements for the material living condition. For living environment, they no longer satisfied with a simple shelter, but pursuit a higher quality of living space. In the meantime, our country’s urban land get inadequate for small houses such as villa because the easily developed and flat land has been occupied by industrial constructions, commercial buildings and high-rise architectures. If the mountainous areas can be used and developed reasonably, it can sharply relieve much stress for urban land to some extent. Combined with mountain villa project of Yunshan Original Scenery constructed by Chongqing Lushang, this paper has made some valuable researches as follows:(1) Summarized the research status of theory and practice for mountain villa by referring to a large number of literature materials, corresponding researches and case analysis.(2) After summarizing and analyzing the investment and returns, the project risks and the economic conditions of the project location, this paper argued that the project site selection is suitable, the orientation is accurate and the price is reasonable, and it conforms to the mainstream of Chongqing City and Beibei District. Also, it can produce favorable economic benefit, social effect and environmental privilege, and has rather strong risk resistance capacity. In other words, the project is reasonable and feasible in terms of its technology, economy and social influence.(3) Combining with the topographic features of project site, this paper choose the North American Style as its characteristic after comparing the advantages and disadvantages of some kinds of representative style such as the North American Style, the Tuscany Style, the Classic European Style and Neoclassical Style.(4) Put forward the planning idea and design philosophy for this project during the planning phase, and made a exhaustive program about the landscape and mountain flood discharge. Also, some design difficulties have been summarized in the planning and design process.(5) Proposed several quality control points in some vital subdivisional works such as concrete work, underground waterproofing work and masonry work; summarized some causes and solutions of common problems in constructions.(6) Pointed out the problem faced in foundation treatment engineering and proposed the solution. Mat last, this paper summarized the latter stopper gap technology of doors and windows project used in this villa project.
