Our country has entered the aging society since 16 years ago, showing large elderly population, rapid growth, aging, disability and the decreasing trend of empty nest. The degree of aging is becoming more and more serious. It makes the pension issue become the government, society, even the elderly and their child’s grim challenge with the rapid increase of aging population. As a new real estate project, endowment real estate not only has all kind of security services that let the old man can live at ease, comfortable, but also have an ordinary family home’s warm atmosphere. It’s a new type of real estate projects about combination of family support and community service. But, because endowment real estate in our country started late, its development still exist many problems. The endowment real estate has the common characteristics of general real estate development project, that’s high investment, slow recovery, high risk and so on. During the development process, endowment real estate is more susceptible to policy, economy, market, technology, operation, etc, facing more uncertainty. Blind investment may bring huge risk losses to the investors. In such a case, this article systematically researches the risk identification, risk assessment and risk response in the process of endowment real estate project development. Through the engineering cases with analyses, it provides the corresponding risk response recommendations.This article takes the aging population and the social pension issue as the breakthrough point, and introduces the situation of population aging and the basic concept of endowment real estate briefly. Through the overview about the current status and the existing problems of endowment real estate, and combined with the domestic and foreign related research, this paper analyzes the endowment real estate project specific impact on the risk of project development. Then according to the risk identification of the QD happy city project, we constructs the risk evaluation index system. The risks in every stage of the project are analyzed and evaluated to get the weights of each risk by using the model. And some countermeasures aiming at the main risk of the QD happy city project are put forward.At last, this article gives a summary and prospect of the risk research on endowment real estate, and some suggestions on risk control to reduce the risk from the investors’ perspective.
