With economic development, people’s lives a huge change, development of market economy changed the original allocation of housing types and models, the real estate industry won a historic opportunity for development, but in the 21st century, especially in the real estate market over the past decade the exuberance, prices rising all the way, but also to countries to strengthen macro-control. China’s domestic real estate market has entered a transitional period, changing the original pattern of rapid growth, gradually moving towards the adjustment phase. Overall, the real estate industry’s need to rely on their own connotations to win the market competition. China’s real estate market has long been influenced by the national macro-control policies, skyrocketing real estate market over the past decade has brought many social issues and economic issues, so the real estate market much concern in the community. The next period of time, the real estate market will face a new round of adjustment, the overall price of the housing market will show some signs of decline, in this situation, various real estate companies in order to survive and develop, need to have their own core competitiveness, also have to do the internal management of the most critical of which is the core of good corporate cost management. An important factor in the future of real estate companies want to be able to achieve sustainable development is scientific project cost management.This study is based on this research background, Hefei Shushan residential development project, for example, the basis for the analysis of the theory on the real estate project cost management, a detailed overview of the case for the enterprise, a brief overview of the project description, and from perspective of quantitative analysis, detailed estimates from the investment, financing and use, profitability and solvency of the four aspects of the project costs were estimated and analyzed quantitatively understand the status of the project cost management. And on the basis of cost analysis, pointed out the many problems which exist and to the integrity of these phenomena is proposed cost management and efficient development of the proposal. Stressed that the decision-making phase should use SWOT analysis to conduct market research, build a sound investment evaluation system, using fixed budget preparation, and other measures to prevent excessive budget. In hefei of shushan residential projects, for example, this paper puts forward, five stages of the construction of the project including project planning stage, design stage, planning marketing stage, construction stage and completion settlement stage, respectively analyzing the stages the main points and main measure to control the cost management, department of logistics and summarizes the functions, the system overall analysis the elements of enterprise cost management control of the project.Through this research, innovative use of time-the cumulative cost curve, earned value analysis and cost analysis tables and other three cost analysis and management methods to analyze the actual situation Shushan residential projects, draw more reliable data support by analyzing financial data and the construction of a large number of enterprise data, improve the degree of empirical research on Shushan residential project cost management, project to build a more systematic framework for the development of the overall cost management is proposed based on data analysis of the feasibility of the recommendations for healthy country the real estate enterprise project cost management to create a practical reference.
