Construction And Optimization Of Ecological And Commercial Dwelling District In The Licun River Basin

In recent years, ecological problems and social problems caused by urban sprawl has made an increasing number of people realize that ecologicalization of land resources should be based on a harmonious relationship between human beings and land. During the process of rapid urbanization and urban sprawl, the government of Licang proposed an idea of planning named Ecological and Commercial Dwelling District (ECDD). The government attempts to explore a new approach of urban development that combines the housing and business in order to provide residents with a high-quality living condition, attractive housing environment and sustainable lifestyle by understanding the relationship between geographic space and social space. The ECDD has begun to take shape after three projects started in 2009: comprehensive renovation of Licun River, reconstruction of Jinshui Road and refurbishment of Jiushui Road.As an ideal habitat, the ECDD is different from traditional habitat. The former focuses not only on real estate development, but also on commerce and residence. It tries to balance the ecology (mountain space and water space), production (commerce) and life (residence). In order to create a satisfactory living condition and gain sincere understanding of residents, the ECDD should keep active and bring sensual pleasure to them. Based on literature review, this thesis considers that the exploration of eco-settlements and commerce-housing projects could provide the ECDD with experiences in tools, technology, methods and strategies. However, there was not a rounded idea or practice of ECDD in the whole world, which includes several housing estates. In addition, researches on housing estates in the perspective of river basin are scarce. Most of the researches pay attention to housing estates or river basin separately. So there is no experience for the ECDD in river basin.The idea of anti-planning deems that urban planning should understand the city firstly. In order to promote the sustainable development of the city, urban planning is supposed to emphasize the principle of ecology first, to protect the original ecosystem of city, to respect values of ordinary people and to show solicitude for their daily life. The thesis describes the status of the ECDD and indicates the optimization methods based on this idea. According to the research, the ECDD tries to find ways to reduce the negative impacts of land use in sensitive areas during the process of housing construction. The constructers pay more attention to road network, architectural appearance, energy conservation and emission reduction. The thesis also studies the commercial form in spatial dimension and time dimension based on the continuing research. And it finds that business in the ECDD has showed an urban-oriented transformation driven by the market mechanisms and, by and large, has met daily subsistence needs of residents. However, it is necessary to upgrade the industrial structure and ban factories and industries that pollute the environment.In the respects of external or internal environment, the thesis focuses on mountain space and water space. Due to the ignorance of ecological value, landscape value and security value, the mountains and hills give way to urban expansion and infrastructure construction. Then, the bulldozers and excavators flatten hills, fill hollows, cut down trees and destroy landscape. On the contrary, the water space is well protected. The reconstruction of Licun River protects and promotes the ecosystem. Meanwhile, it enhances the security of river by reinforcing the river channel, river levee and revetment and enriches the landscape design from the perspective of human. Renovation of Licun River well practiced the idea of anti-planning.In conclusion, for the purpose of harmonious relationship between human beings and land, this thesis points out the advanced experiences and deficiencies of the ECDD in the Licun River Basin by taking housing and business as representatives of human and taking water space and mountain space as representatives of land. The construction of the ECDD tries to explore an ideal city development patterns. However, it is necessary to come to a better understanding of the harmonious relationship between human and land. If constructers optimize the ECDD based on the idea of anti-planning, the housing design, road planning, commercial forms and spatial pattern could illuminate and enlighten the construction of dwelling district in other cities in China.
