China’s real estate industry through the rapid development has experienced thegold for ten years, the whole industry is having a huge "bubble", and in recent yearsthe government’s macro regulation and control the tightening of funds, in addition toseveral major domestic real estate listing Corporation got the support of thegovernment, can fast capital turnover by the bank cooperation; other more and moresmall and medium-sized Real Estate Company has begun to withdraw from the realestate "stage". This paper mainly through the study of the real estate developmentproject cost control, for the enterprises in the project development to ensure quality atthe same time, to achieve maximum efficiency, avoid large enterprises monopoly, hasthe profound influence of fair competition in the real estate industry.The cost control of real estate project is a whole process control, related to thereal estate project development each link, not to reduce the quality of construction toachieve the purpose of controlling cost, need strict working system, working processand complete professional personnel quality in order to reach the goal of good costcontrol. This paper made analysis to the status quo of phase of the cost controlMaoYuan Metro real estate project, find out the project development process, existingproblems and their reasons in terms of cost control, and puts forward the solvingmeasures.This paper is divided into four parts.The first part, introduction.Describes the characteristics and principles of the writing background, the selected topic significance and the real estate project cost control. Introduces thedevelopment of real estate projects in the pre planning stage, the design phase of theproject, the tender stage, construction stage, the financing stage, construction stageand marketing stage in terms of cost control need to focus on the problem.The second part, on the issue of cost control status of MaoYuan metro projectintroduction.Respectively from three aspects of overall design, project planning andconstruction are introduced in detail. Mainly includes the overall construction projectand covers an area of; introduced respectively from the initial planning stage, theproject design phase of the project and project construction and settlement stage costcontrol status and measures.The third part, analyzes the problems and reasons of MaoYuan metro projectphase in terms of cost control exist.Analysis from the initial planning stage, the project design phase of the projectand project construction and settlement stage, indicate that the project in terms of costcontrol problems, and a detailed analysis of the reason of this project causes problemsin the cost control of the.The fourth part, in view of MaoYuan metro project phase of the cost controlproblem, puts forward the solving measures.According to the control problems of the pre planning stage, project design stageand the project construction stage and settlement costs, put forward in the early stageof planning, project design stage, the bidding stage, the construction stage ofengineering cost, engineering project material procurement stage, pre settlement stage,construction stage and sales protection phase cost control measures. Detaileddescribes the focus of the work and cost control in each stage of the control measuresand management point.Through the analysis and study of MaoYuan metro project phase cost control, find out the reasonable and effective cost control measures, for enterprises toeffectively used in the construction of three MaoYuan metro project, enterprise toreduce expenditure, improve the profitability of enterprises, enhance the enterprise’score competition force.
