| In the process of rapid urban development, population expands, land resources face with shortage, how to use limited land resources to resolve more people’s housing problem has become an urgent problem in urban development. The construction of high-density residential district has become the effective way of intensive land-using and housing problem resolving in metropolitan center under its unique environment and resource constraints.This paper starts from the "residential district", analyses the advantages and disadvantages of the construction of domestic and foreign high-density residential districts by reviewing its course and related theories, draws on successful experience in history; Analyses the problems of current construction of high-density residential districts in metropolitan center by describing its present situation and the survey on residential satisfaction for Shenyang residents.Then, analyses "high density"."Density" contains three indicators:building layers, building density and floor area ratio (FAR), and FAR is the most intuitive, three-dimensional and integrated concept to inflect density among the three. Thus, via analysing the relationships between FAR and building layers to demonstrate the feasibility of high-rise building; Under the background of high-rise residential building, clarifies the necessity of high-rise, low building density residential patterns by analysing the relationships between FAR and building density. Later, proposes a reasonable method to determine residential density considering the social, economic and environmental benefits by analysing the factors that affect density.Finally, via the analysis of high-density and the reasonable determination method of density, contrary to the current construction problems, proposes design strategy from planning design and architectural design, in order to provide a reference for today’s high-density residential districts construction in metropolitan center. |
