In practice, the enterprises, which have organized the value engineering method into the project management, truly are counted on one’s fingers. In recent years, the real estate market is increasingly standardized. The land resources become increasingly scarce.The cost of land acquisition is more and mo re high. The development cost of the enterprise is increasing year by year, while the profit space is reduced. Value engineering enjoys superiority and unique innovation in analyzing and solving the problem. Based on the above background, the real estate enterpises should apply the principle of value engineering to the real estate project management, so that they can obtain long-term, steady, sustainable development. The enterprise should try their best to increase the value of their product. They should also foster and form the core competitiveness of enterprises.Firstly, this paper indicates the importance of applying valuing engineering into real estate project management according to the research status at home and abroad. Then, this paper expounds the connotation, characteristic and working principle of value engineering.It also expounds the content and value analysis principle of real estate project management. Finally, this paper analyzes the value of valuing engineering in the planning, design, construction stage of real estate project. This paper studies the specific application methods of the value engineering theory through relevant cases. This paper demonstrates that the value engineering method can select the best scheme for enterprises, improve the product function, put forward the improvement measures, reduce costs, improve product value, and promote the improvement of economic efficiency of enterprises. The case, which studys on the planning stage of real estate project, apply the value engineering principle and use the function index method to calculate the value index of four planning program.
