MEP (Mechanical, Electrical and Plumbing) engineering works as an important part of building construction, spanning serial disciplines, including water supply and drainage system, heating and ventilation system, electrical system, fire and gas system, elevators system, and other engineering systems. The quality of installation engineering directly impacts the building function and the user experience. It has the characteristics of involving multiple disciplines, difficult construction, complex construction content, high cost, large cross operation area of construction, difficult to coordinate, etc. In recent years, as the continuous improvement of people’s living standard, the requirement of building the product quality has been improved. At the same time, in large and medium-sized cities labor costs keep soaring, makes the MEP industry transformation and upgrading extremely urgent. As a necessary process of social development and progress, the industrialization of construction caused a revolution in the construction industry with standardized design, factory production, and prefabricated construction. Industrialization of MEP industry will completely change the backward development of labor-intensive, enter a new era of technology-intensive and management-intensive. Under the consideration of all above, this paper studies how to introduce the industrialization mode into the MEP industry. Try to make a comprehensive discussion of the implementation patterns from design, component system, factory production and site construction. Through the comprehensive summary of the industrialized mode of each link, find out a feasible path of industrialization, so as to realize the transaction from the scene to the factory. In this paper, the main research content is as follows:(1) Through the analysis of the existing traditional design pattern, make a summary of its disadvantageous to MEP industrialization’s development so as to make improvement. Add customer participation at the early stage of the existing design process to improve customer experience; Deepen the design detail to guide industrial production and construction scheme; by means the use of BIM technology to achieve synthetical piping design auxiliary, construction simulation, etc.(2) The equipment component system is which component the MEP engineering corresponds to. The establish of the equipment component system is the necessary prerequisite and guarantee to realize industrialization of MEP. Equipment component system is quite complicated. The establishment of standardized, generalized and integrated equipment component system can provide the basis and guarantee for design, production and construction. At last, system standard, integration and interface technology are discussed and summarized.(3) The link of manufacture is the key link in industrialization of MEP engineering. Mechanical equipment and power line have been yielded in factory basically, so the discussion is focused in the production of pipes and pipe fittings. Firstly the BIM model consummated through design and deepen design can provide part of the data required to make the production plan. So it is discussed to make manufacture plan based on the BIM model. Next in the production process, industrialized manufacturing can take full advantage of saving costs and improving efficiency by the use of flexible manufacturing technology and group technology. Finally, considering the difficulty of the component identification and location, use RFID and 2D code technology with BIM to realize the informationize management of the components.(4) Fabricated construction is the efficient construction method used in housing industrialization. On the basis of prefabricated construction, considering the complexity and universality of distribution of installation engineering, it is discussed to apply modular construction to improve the efficiency of installation and enhance the quality of installation. At last the module partition and the main points of installation is discussed.(5) List the application of MEP industrialization in practical engineering of Dalian Yunji project.
