Application Of BIM In The Real Estate Project Management

With the increase of economic structure adjustment, China downtown pressure on theeconomy, the real estate industry is facing double pressure of upgrading and competitionintensifies, the urgent need to seek new breakthroughs in technology, management, to enhancethe core competitiveness of enterprises.The advantages of the BIM technology in the real estate project management has beendemonstrated in a number of large-scale complex project, in the traditional residential areas,BIM "advantage of backwardness" is also very obvious. BIM has great potential in the earlydecision-making, product development, quality control, project operation and cash flowplanning and other aspects of comprehensive, can help real estate enterprises to improveproject management efficiency. The implementation of intensive management project leanmanagement, enterprises in the real estate enterprises, promote the informationizationconstruction and improvement project headquarters comprehensive management efficiency,BIM technology has great practical value. Therefore, the research of BIM, the use of BIM isof great strategic significance to the real estate enterprise operation.In this paper, based on the application of BIM in the real estate project managementapplication, different stages of the BIM in the different parties involved in the project werecollected systematically, to study the application of BIM technology in the projectmanagement of the real estate, the advantages and potential of carding BIM in projectmanagement, on this basis for thinking about how to reasonable use of ideas and measures ofBIM China’s real estate project management, in order to solve the real estate projectmanagement of our country in chaos, high resource consumption, low profitability of thesituation. By analyzing the management mode of China’s real estate project analysis, thetraditional project management mode and the application of BIM technology andmanagement mode for comparative analysis, and through case analysis, summarized theapplication of BIM technology to achieve the real estate project management effectiveness;based on the summary of BIM technology advantages, reflects the present domestic real estateproject management in the problem, starting from the application of the planning and designprocess of BIM, has carried on the discussion and analysis of the combination of BIM andtraditional project management business processes and the implementation steps, and putforward the Countermeasures of application of BIM technology and BIM design of businessprocess of real estate project management, expounds the new situation of the business strategy,organization structure analysis, reflection, project management problems of BIM architecture design, business process design and implementation methods of application.
