Research Of Bottom Vertical Design Of Commercial Buildings Based On Value Engineering

Abstract:The intensive land conservation is becoming a hot issue under the social background of "two type society". Otherwise, as a big important development construction project of the urban, the commercial building is developing rapidly. This paper is basing on study of bottom vertical design of commercial buildings, and meeting actively the challenge that come from the terrain to the design of commercial buildings. This studying introduce value engineering concept and method, and combined with the bottom vertical design of commercial buildings that formed a set of value engineering evaluation system.In order to provide reference for the bottom vertical design optimization for commercial buildings. Research is composed by three parts.Firstly, according to analysis concept of value engineering and characteristics to that research the feasibility of the bottom vertical design optimization for commercial buildings. Combined with several way to promote the value and the application of value engineering, determine the implement the program of value engineering activities of that the bottom vertical design optimization of commercial building.Secondly, the main comment of value engineering is Function and Cost analysis. In the third chapter, the author through the analysis of function and cost of the bottom vertical design of commercial building to form the method of function and cost evaluation. Combining the value index calculation to build evaluation system of commercial building that base on the establishes evaluation system and function evaluation and cost evaluation.Combined with the process of Architectural design to form the evaluation process system so that it guide well the bottom vertical design optimization of commercial building.Finally, thought an example to apply the evaluation process system. Finding out the optimization direction through function and cost evaluation on the advantage scheme design of DongYi Commercial Plaza. To evaluate the value of multi scheme of optimization scheme designs to determine the optimal scheme design. At last, the author summarizes the findings and innovation points of this paper and analyzes the shortage of this research.
