Study On The Influencing Factors Of Building Life And Strategies To Extend The Building Life

Memories of the city is the soul of the city，andthe building is one of the main carrierof the city memories.Buildingsare not only the materialized of the urban functions, butalso atransmission of urban culture.A healthy development of the city must beaccompanied by updated alternative between the old and new buildings, and the speedof this update determines the life of the building.After the reform and opening up, ourcountry’s urbanization process has entered a new and rapid period of development, andthe pace of city building replacement is accelerated in a large number of cities, so manybuildings are demolished less than the design life.In our country,“the code for design ofcivil buildings” clearly defines that the durable life of important buildings and high-risebuildings are100years, and the general architecture for50to100years. But in real life,the life of the building is only a mere30years.Ephemeral architecture has become acommon phenomenon on the road of urbanization in the country.It is not only caused alot of waste of social resources and energy, but also caused a negative impact on thesocio-economic.It not only destroysthe continuity of urban culture, but also contrary tothe scientific concept of development and a resource-saving and environment-friendlysociety. Focusing on the protection of the urban architecture in order to extend the lifeof the building and enhance the understanding of the value of city.It not only makes thecity get a good continuation of history, but also better reflect the characteristics of urbanlocal style. This can be in line with the China’s strategy plan that to build aresource-saving and environment-friendly society.The core contents of this paperincludes the following four parts：Firstly，this paper introduces the concepts of building life and we analyze theconnotation of building life according to the attributes of the building. The functionallife, economic life, physical life and the humanities life constitute the meaning ofbuilding life. This paper describes the prevalent phenomenon of short-livedarchitecturein many Chinacities, and analyzes the resources, economic and culturalnegativeimpact of short-lived buildingcombined with the specific cases of short-livedbuilding.Secondly, this paper analyzes the factors of short-lived building based on themeaning of building life.We conclude that functional reasons, economicreasons,political reasonsand lack of building demolition evaluation system are the main factors of short-lived buildings.Thirdly,this paper established thebuilding demolition evaluation systemmodelbasedon building life factors.The model is considered as a criterion that buildingdemolition or not. We can quickly and effectively determine building’sperformancestatus and the measures to prolong the building’s life based on the building performanceevaluation system model.Finally,this paper identifies the benchmark of prolonging the life of the building,includingreliability principle, satisfactionprinciple, maximizing revenue expectedprinciple and reduce the entropy principle. It can provide a basis policy for thefollowing specific measures to extend the life of the building, including the functionalmeasures, economic measures and political measures.
