With the data help of the Sixth China Population Cunsus and CGSS2008, this paper mainly describes the differences of housing condition of urban residents between different social classes and the mechanism which causes these differences by using the Correspondence Analysis Model and HLM Model, based on the conceptions of social stratification and relative theories.This article holds that the housing condition differernces are mainly influeced by two factors:regional macro level and personal micro level. From the perspective of regional macro level, the disparities among regions have siginaficantly influence on the size of housing space and acquisition of housing property. Specifically, the degrees of the regional markets have significant and positive influences on the per capita housing area. Besides, the regional average housing price has a nagitive impact to the per capita housing area; In the meantime, the degrees of regional markets have nagitive impact to the acquisition of housing property, while regional average housing price shows no significant influence to the acquisition of housing property.From the perspective of micro level, we introduce the human capital, political capital and family background into the analytical models. As the analysis results show, these three factors have significant impacts on the differentiation of housing conditions. From the point of housing space, the section leaders which are in the government offices, institutional organization and the clerk have greater advantages in acquiring the housing resources. The so called "elite class" obtain the bigger housing space, while a great portion of the so called "no-elite class" still live under the low-income housing level (below13square meters per person). From the point of human capital, the higher degree of education means bigger housing space, and with the additional year of education, the per capita housing construction area increases by0.98percent. From the point of political capital, the one with CCP membership has greater chance to obtain bigger housing space than the one who doesn’t have. While as to the family background, with some research shows that the political status of the elder generation, total family income have significant impacts on the per capital housing area. And with the total family income increases by1percent, per capital housing area increases5.9percent. From the mechanism of housing property acquisition, the section leaders which are in the government offices, institutional organization and the clerk have larger portion in obtaining the home-owner ship than the other group. And with the increasing length of education, people who have the party membership are1.04times as people who do not have on the acquisition rates of private housing, while people who work in state-owned enterprises are1.58time as people who do not have. From the effect of family background on the housing property, the education degree of elder generation and total family income has positive impact on the home ownership rate.The author puts forward seven assumptions in the article, they are as follows:Assumption1:The degree of regional market has positive impact on the living space.Assumption2:The average regional housing price has negative impact on the living space.Assumption3:In the process of market transition, personal political capital has the higher repay than human capital.Assumption4:The family background has positive impact on the acquisition of housing resources.Assumption5:In the context of controlling the regional housing price, the regional market index has a positive stimulation on the acquisition of housing property.Assumption6:Employees who work in state-owned enterprises have the higher homeownership rates than people who do not have.Assumption7:The family background have positive promotion on the acquisition of housing property.According to the test, the Assumption1,2,3,4,6,7get verified.
