The development level of urbanization and the real estate industry is low and at thestage of rapid development of Chongqing now,under the background of urban and ruralcomprehensive reform implementation, the potential and the development space is verylarge Chongqing’s urbanization, and the real estate industry will also continue developfast.Therefore, this paper researches on the interactive relationship betweenurbanization and real estate industry from a regional perspective, to promoteurbanization and real estate development of Chongqing, having vital significance topromote economic growth.This paper takes Chongqing ’s current urbanization and real estate industry presentsituation as the background, starting from the basic concept, the development process ofurbanization and the real estate industry, the basis of literature review on the domesticand foreign about the urbanization and the real estate industry and the interaction theoryresearch results, combined with the actual situation in Chongqing,then deeply analysesthe interaction mechanism of the urbanization and the real estate industry, establishesthe theoretical model of mechanism of urbanization and the real estate industry ofChongqing. Here, on the basis of theoretical analysis, based on the data from1996to2012of Chongqing, taking the urbanization rate (UR) reflects the urbanizationdevelopment level, regional gross domestic product (GDP) reflects the economicdevelopment, real estate development investment (RI) reflects the real estate industrydevelopment situation, taking empirical analysis of the relationship betweenurbanization and real estate industry development of city’s through Eviews software..The research results show that, GDP、 real estate development investment andurbanization rate have long-term stable equilibrium relationship.What’s more, GDP andreal estate investment is the Granger cause of urbanization rate, the rate of urbanizationis also the Granger cause of real estate development investment. From the impulseresponse function, after giving one of the variables in a unit standard deviation impactof GDP, urbanization rate and investment in real estate development, another variablewill make a positive response, and will produces lasting and stable effect between eachother.According to above conclusion, based on the current situation of Chongqing, thispaper analyses the factors that restricts the coordinated development of urbanization and real estate industry, and put forward measures and suggestions, like improving the urbaninfrastructure, formulating urban development planning scientifically and rationally,maintaining a reasonable development speed of urbanization and the real estateindustry, following a new urbanization path and adjusting the real estate product supplystructure, etc, in order to continue to provide theoretical basis and decision-makingreference to promote the healthy development urbanization and real estate industry ofChongqing.
