Interaction Of Population Urbanization And The Development Of Real Estate Industry In The Process Of Urbanization

Urbanization is, and always has been, a significant economical phenomenon in China and even throughout the world. It brings tremendous influence to the evolution of our civilization. Urbanization is a complicated process that diffuses urban lifestyles to the rural area. In China, the real estate industry has drawn our tremendous attention as it brings great impetus to the economy growth statewide. Theoretically, the urbanization process and the development of the real estate industrydeliver beneficial effects mutually.This paper,based on the related theory of urbanization and real estate industry, analyzed the problems in the process of China’s urbanization and the real estate development,then reviewed the research of the interaction of population urbanization and the development of real estate industry in previous literature.On this basis, it made a multiple regression analysis of urbanization and the development of real estate industry by using the panel data of 31 provinces from 1997 to 2011.The results showed that urbanization had an obvious effect on the promotion of real estate industry,and that the real estate industry could only partly drive the development of urbanization.The reasons for this phenomenon were analyzed according to the current specific situation of our country.At last,policy suggestions of promoting both to develop harmoniously and sustainedly were put forward.
