With the acceleration of the urbanization process in China, the size of the citiescontinue to expand, the state-owned construction land can not meet the huge demandfor land. In the expansion of the city, a large amount of farmland in the urban fringearea into urban land. The land scarcity and increased demand cause the edge area of theland value get unprecedented reflected, and presented the irreversible trend. At present,the existing theory of land value increment mainly confined to urban land value-addedresearch, and the particularity of the urban fringe area, making the land value incrementin this area is different from the simple urban land value increment. Therefore, thisarticle takes the urban fringe land as the research object, combined with city growththeory to research the urban fringe land value mechanism and income allocationproblem.This article unifies the method of the theory exploration and model recreation.Synthesizes the urban economics, land economics and other related theories,investigates urban fringe land value increment during the urban growth process. Thisarticle including three main parts:The first part is the basic definition of concept and the analysis of theoretical basis,which is the foundation of this article. Firstly, this article defines the concept of theurban fringe, points out the research object, and analyses the formation mechanism andcharacteristics of urban fringe. Then introduces land value theoretical basis, which usedto research the urban fringe land value increment, including land value theory, landprice theory and the land rent theory, mainly introduces the Marxist land rent theory andlocation rent theory.The second part is one of the cores for the paper, including the fourth chapter andthe fifth chapter. The fourth chapter is the value theory research of urban fringe landvalue increment, from the land price rise Angle defines the essence of the land valueincrement as the rent increases and land capital increase from the land price rise angle,intuitive form land prices; draws the conclusion that urban fringe land incrementrepresenting characteristics such as Anticipation, radiation, independent, irreversible,etc.; analyses the different forms of the land value increment in the urban fringe area,from different perspectives; reveals the mechanism of urban fringe land valueincrement, which including the supply and demand pull, investment drive, conversion value-added and external radiation; takes the commercial land as an example, this paperintroduces the general model of land value. The fifth part is the interactive researchof city growth and urban fringe land value. Combining urban growth theory, the paperintroduces the different states of land value increment in different stages of city growth,and reveals the internal mechanism of urban fringe land value increment caused by citygrowth, and puts forward the typical model of land value increment.The third part is the research of urban fringe land value-added income distribution.Firstly, put forward the theory of land value increment income measuring methods,according to the three stages of land value increment in urban fringe, then based on theexperience of the land value-added income distribution at home and abroad, analysesthe current situation of our country’s distribution system, and finally put forward thecorresponding proposals.Finally, in the chapter7, summarizes the main research conclusions of this paper,at the same time, the paper points out the future research.
