The real estate industry is an important industry in national economy which is relatedto everyone in society since everyone is closely related to housing. As China’s overallhousing prices continue to rise, the economic growth of the real estate industry is over theeconomic growth in many traditional manufacturing. China have emerged in various sizesof real estate companies, which are not only located in the first-tier cities and thesecond-tier cities, but also in the third-tier cities and the forth-tier cities or even the in sometowns.With the company’s expanding business area, the types of real estate have becomediversified and the newly-built buildings have grown rapidly. Thus, the management of thereal estate companies is facing some new challenges and meeting some new problems. Theoriginal registration and management that used to be done by real estate brokerage havebeen unable to meet the needs of the rapid development and expansion. The Informationthat companies need to manage is no longer just a real estate-related information, but theoverall management of the distribution to the different real estate. If we still use thetraditional management model, geographic information management between differentbusiness processes will not occur unified, at the same time the final summary of theinformation will not comprehensive, accurate, correct, which will affect the company’smanagement and decision. And the working efficiency of the departments will be reduced.However, manpower, and resources will increase. So the overall economic benefits willdrop and the competitiveness will be reduced. To solve the above problems, it is necessaryto change the traditional model of information management and use the new managementmodel which is based on the modern science and technology with the internationalstandards.In1990s, the Internet began to develop in China. With the growth of the nationaleconomy, the computer began to popularize. As the rapid development of network in China,internet-based application technology has been made extensive use. Real estate companiesstart to use computers in the management, so by working through the internet to achievethe sharing information the working efficiency can be highly improvedIn order to enlarge the advantages that are brought by the computer management, real estate enterprises urgently need a manage computer application to integrate the variousinformation from different departments. Developing a housing sales system, which isincluding the functions of adding, modifying, deleting classifying and queryinginformation, becomes very necessary.This paper is mainly about developing and designing a simple and practical housingsales management system which is able to conduct a comprehensive informationmanagement. Through a powerful combination of the four functional modules, includingsales management, property management, charge management, and customer management,and the back-end database, the enterprise management will become more convenient andefficient.The system is under the environment of the WINDOWS operating system, whosedesign is completed with the database front-end development tool9.0, which can bedivides according to the actual circumstance of the selling management work of real estatedevelopment enterprise and implement various management function modules ofmanagement system of housing selling. And the system is favored by users for it hasadvantages in auto-visual, convenience, compatibility, then it is very suitable for real estatecompanies to process selling business as well.
