With the rapid development of housing industrialization, there is a great needof new management methods for prefabricated housing supply chain management,which the traditional methods cannot solve efficiently. Prefabricated housingcomponent (PHC) is the basic component of the prefabricated houses, whosetracking management the main part of construction supply chain management,which can sharply improve the level of information sharing, strengthen thecooperation between node organizations, which also has a great influence onproject schedule, cost and quality management.Prefabricated housing construction organizations will be the researchbackground in this paper. Social network analysis (SNA) is used for organizationand network centrality analysis, which has been found that construction enterprisesare in the central of the network. In the construction enterprises, install, scheduleand materials manage departments have high centralities, which are the conductorof PHC tracking management. Quality control, distribution and yard location arethe key control point of PHC tracking management.Radio frequency identification (RFID) provides technical support for PHCtracking. In this paper, technical and economic analysis has been carried out byRFID application and cost-benefit analysis. RFID-based PHC tracking system hasbeen designed, which has two core module-location tracking module, installschedule and quality monitoring module. PHC location tracking methods andinstall schedule and quality monitoring methods have been designed for real timeinformation collection and monitoring, such as production, supply and installationinformation. Designed equipment selection and label coding principles, given theoverall steps for system achievement.Technology acceptance model (TAM) is used for influence factors analysis ofRFID-based PHC tracking system. In this paper, there are five factors have beenidentified-technology, organization, external environment, perceived usefulnessand ease-of-use,13research hypothesis have been analyzed. It’s found thatperceived usefulness is the most important factor; other factors all have directinfluence on the attitude of using this system.RFID-based tracking system is designed for real time PHC informationcollection and analysis, which also provide an advanced method for improving theefficiency of prefabricating housing construction enterprises’ management.
