With the rapid development of the Construction industry, the new residential community continues to grow more. Water Conditions of residential community require high, which water supply mode is selected reasonably is the key to ensure water flow and pressure of residential community, save energy and reduce the investment. The paper has proposed an energy-efficient analytical theory that it is based on Life Cycle Costs by means of the contradiction on energy saving research between new water supply mode and conventional water supply mode and some shortage of the theory on saving energy. The paper is analyzed from the following aspects:1. The basic framework of the theory on saving energy of residential water supply system which is based on life cycle expense is proposed. The paper elaborates systematically the constitution of design costs, construction costs, operating costs and disposal costs in the whole life cycle of the water supply system for community and analyses the their content and characteristics. It is the foundation of the future study.2. It is established the calculation models of various stages and the whole life cycle. The most energy-efficient way of water supply is determined finally though the analysis of the Residential water supply system.3. It is established the fault function and the annual failure rate of water supply equipment of different ways. There are some uncertain factors in the process of the analysis in the whole life cycle, so the operating costs is researched on applying Monte-Carlo simulation to solve the uncertainty through using probability theory.4. The LCC theory of the residential water supply system is validated based on the data of the real engineering instance.
