| With the steady growth of domestic economy, the commercial real estate pattern of commercial complex develops rapidly in a variety of cities. The commercial complex is different from the traditional real estate projects in development and construction. Its shape and form are complicated and diversified. The traditional project management mode can lead to a series of problems, such as low operational efficiency, schedule delays in the development process, cost overruns and so on.Concurrent engineering was introduced to China in the1990s, afterwards, its application in industrial enterprises showed significant effect. At the same time, some scholars and experts have been trying to use it in construction enterprise and construction design and achieved some results. In real estate projects, the idea of concurrent engineering has been applied in the recent to a lower degree, especially in the commercial complex projects, there is no successful case.In this thesis, based on the idea of concurrent engineering, the author uses the methods of literature research, theoretical research and empirical research. Combining the characteristics of Inzone Center commercial complex developed by Inzone Shopping Mall Co., Ltd., through organizational restructuring, process recombining (reconstruction of progress and cost control procedures) and information upgrading, the author establishes the project control model in the aspects of organization, progress, cost and information for the developer of Inzone Center commercial complex. The research results show that, theoretically, it is feasible for concurrent engineering to be applied in commercial complex. Meanwhile, further study of Inzone Center commercial complex indicates that, in the development course of similar projects, concurrent engineering can improve the operational efficiency, shorten the construction period and reduce the cost, which will facilitate the commercial real estate developers to achieve rapid replication of the commercial development mode. In this thesis, the author only carried out a preliminary study on the application of concurrent engineering in commercial complex. The author also hopes that, more professionals may continuously explore and improve the research to make contributions to the benign development of commercial complex and the application of concurrent engineering. |
