| Project quality management is extremely important in the day-to-daymanagement of the real estate business which runs through the whole process of theentire real estate project. From the project decision-making stage to theimplementation stage to the final stage. Quality management of real estate projectssuccess is directly related to the success or failure of the project development. Wemust improve product quality and pay close attention to the quality of management ofreal estate projects in various stages of work. The current real estate enterprises needto solve the following problems to improve the quality of enterprise projectmanagement level: analysising of the level of quality management of real estateprojects, understanding the advantages and disadvantages of it, and developpingcorresponding improvements inadequacies.We analyzed the whole process of project quality management of the real estatebusiness from the development of the real estate projects four stages. There areplanning design, tendering, construction and finishing. For example, compared withexcellent quality management model, the Tianyi real estate skyline project qualitymanagement proposed as follows quality management improvement measures: makeprofessional design and management, then optimize the project design, establish thespecialized department of the “Department of Design and Development Department”in the first planning and design stage; in the second tender stage,construction unitsand material suppliers adhere to the philosophy of “quality first, price supplement”,we should use the Group’s procurement and strategic partner mode through Groupscale advantages. During the construction phase, we have to prevent measures for theadministration of auxiliary beforehand, guiding mainly focused on three aspects ofacceptance check, construct process and comprehensive quality to monitor, strictfinished protection work, and adjust the construction inspection program; at the endof the project stage, we should carry out the project summary and analysis the qualityof the experience, take measures to correct the deviation, and maintain qualitycontrolled state, thus establishing a customer-oriented professional customerrelationship management system.This thesis research purpose and meanning lies in through the comparativeanalysis of the Tianyi real estate project with other advanced real estate development project quality management method, mode, find own deficiency, put forward theimprovement real estate project quality management measures, so as to improve assoon as real estate project quality management level, with stronger the strength ofenterprises, for the country’s modernization construction, made a great contribution. |
