The Research On Economic Evaluation Of The Project Construction Contract

With the accelerated pace of China’s economic construction and urbanization, people gradually realize the importance of the contract and contract management. What’s more, the depth of engineering contracts and contract management research and practice, make the importance of the construction contract emerged. But according to "The China’s Construction Industry Development Report2010" shows that the construction industry is in low-profit industry in China, and its profit is very low. The cost of the construction contract accounted for about80%of the project cost. And it is the key to control the construction project cost. So it is necessary to study the construction contract economic, thus, to increase the enterprise’s profits and improve its competitiveness.At first, this paper combined the related theories knowledge of the construction contract and economy, then it gives the concept of construction contract economic resistance. Secondly, regarding the construction contract as a system to analyze according to the main contents and characteristics of the construction contract. With the division of the life cycle stages of the construction contract and the content of the information management, it is aim to comprehensive and systematic analysis the effect construction contracts economic factors and their behavior representation from four aspects. It contains programming phase, bidding and purchasing phase, contract performance phase and information management phase. Thirdly, through the questionnaire filter out the key factor that affect the construction contract economic resistance. On this basis, the evaluation index system can be divided into three levels. It includes the target layer, criterion layer and index layer. Finally, this paper build a economic evaluation index system of the construction contract.In order to evaluate the construction contract economic, this paper build the fuzzy comprehensive evaluation model of construction contract economic, by using the mathematical tools such as AHP and fuzzy comprehensive evaluation way. Used the model to evaluate A company of construction contract, to verify the practicability of the model. Through the model, the contract management personnel can timely discover problems that exist in the construction contract and its execution process. Then, they can find out the reason and solve the problem. So that they can minimize the losses and increase enterprise economic benefits through avoiding disputes and contract disputes.Through the research of the construction contract economic, this paper attempts to improve the contractor’s economic benefits and to change their disadvantage position in the construction market. Through mutually beneficial cooperation, the owner and the contractor can form a good partnership, and to achieve win-win or multi-win purpose. So as to balance the trade market of the construction industry.
