| China’s real estate development investment and the size of the sales have reached to a certain level, but for our country commercial real estate, especially the construction of the commercial housing project, cost management is relatively backward. Cost waste situation is still relatively common. Poor cost management not only affect the enterprise’s benefit; to the construction of the commercial housing quality also can have certain effect. This paper based on a construction company in Shanghai studies the cost management and discusses how to strengthen the cost management and the relationship between quality management. Through cost management to improve enterprise economic benefit and reduce the waste of resources of national economy is the main purpose of the commercial housing project cost control. The methodology is throughout the whole construction project including design change cost control, new project cost control and claims etc. The methods contains the preparation of cost plan, clear and detailed project spending, analysis the actual cost and project cost deviation, feasibility analysis on all kinds of cost reduction measures and implement the cost control actions.This paper focuses on the commercial housing project construction cost management and has a clear understanding on the cost problem in each phase of the construction. Through reasonable cost control, it can reach the combination between cost management and quality management. Project cost management measures and strategies are:in planning phase, the cost budget should be accurate; cost control during bidding phase; contract management and the corresponding cost to be specific; and cost control is one of the most important aspects on the construction site and the importance of reaching cost and quality balance. |
