Entering the21st century, with China’s accession to the WTO, the internationalization degree become higher and higher, the national economy continued rapid development, urbanization level enhances unceasingly, the real estate industry gradually become the pillar industry of national economy in China. But in the real estate development and construction project management of the problem is still plagued byLanzhou Chengtou Real Estate Company.This paper analyses the present situations of real estate company project, such as quality is poor, money pay, but of the construction period delay, points out the company project management reform is imperative. Under this background, Lanzhou Chengtou Real Estate Company must strengthen the early stage of the project management, organization management, the implementation of quality management, schedule management, cost management, bidding and contract management and property management.Based on project management status of Lanzhou Chengtou Real Estate Company, this paper analyses the company internal and external environment and SWOT, put forward the direction of the company project management reform, and the strategic measures.Thus, according to the problems, such as the poor quality of project management, lack of investment control; bidding problems, contract management loopholes; construction project implementation in poor quality, time limit for a project delay, cost increase; project handover and property management problems, and make the corresponding analysis according to concrete problems.In view of the company’s project management problem analysis, proposed the matrix project organization mode, and puts forward a method to improve the quality of the design level and quota design and investment control method; Aiming at specific problems in the bidding and contract management, procuratorial supervision units have been put forward. The method of solution, and further improve the contract management; According to the specific problem of project implementation, respectively, puts forward the proposals in full life cycle project management and specific countermeasures for quality, schedule and cost; For finishing and proposes some measures to strengthen ending cohesion and property management service with a smile and other countermeasures.On project management, puts forward some countermeasures of key problem, the last part of this paper is summarized and the warranty liability problem, urbanization, corporation and other issues to make the future.
