It is very important to study capital structure.This paper studies capital structure of listed real estate corporations as the starting point, capital structuretheory of direct reference to research findings, Shanghai listed real estate corporations in China for the study,evaluation on capital structure of listed real estate corporations in China made a specific analysis and research,a general phenomenon is that the high rate of assets and liabilities and the single source of funds, from thescale of the corporations, profitability, solvency, management ability, development ability, equity structure,collateral value of assets, the effect of the tax rate and special products, add up to nine angles, about28elements. Real estate evaluation index system of listed company’s capital structure, projection pursuit clustermodel based on genetic algorithm for the evaluation of samples, calculate the best projection direction, in orderto judge the effect of evaluation on capital structure and direction, come to the best projection’s value, resultingindex of weight, recommended enterprises constructing the channel of financing, an optimal countermeasureof listed real estate corporations, it has a positive effect on the stable development of real estate industry inChina.
