Research On Evaluation Of Industrial Real Estate Investment Environment

Industrial real estate is the carrier of industry, is also an important driving force of regional economic development. In recent years, industrial real estate investment has become a hot investment field in real estate. Investment environment, as the sum of external factors affecting investment, plays a vital role in the industrial real estate investment. The previous study referred to the investment environment theory, evaluation index system and evaluation model has achieved fruitful results, which is rarely applied to real estate investment in the industry. Based on this, this paper carries out some exploratory study on the industrial real estate investment environment evaluation.First, through carding China's industrial real estate development situation, introducing the theory of investment environment, the paper clears the object of study and theoretical basis.Second, compare and analyze the various types of investment environment evaluation index system. Referred to the actual situation of industrial real estate investment environment, analyze the economic factors, infrastructure factors, socio-cultural factors and industrial development agents, thereby build up evaluation index system.Based on the comparison of previous evaluation method, projection pursuit model is used in industrial real estate investment environment evaluation, with the application of accelerating genetic algorithm based on real coding for model evaluation.Finally, carry on practical analysis through 14 prefecture-level city's industrial real estate investment environment data of Liaoning Province, and achieve the evaluation findings. Evaluation findings will be compared with the relevant research to verify the availability of evaluation model. On the basis, the paper put forward some countermeasures and suggestions for improvement.
