Facing the challenge of urbanization and motorization, the traffic problems in China are serious. With the dramatic traffic demand and urban spatial structure changing, this paper analyzes the necessity of transit-oriented development (TOD) mode. Urban rail transit (URT) is widely regarded as a green transportation mode which accords with sustainable development strategy. It plays an important role on adjusting the city’s layout, alleviating traffic jam and improving the transportation efficiency. The station neighborhood area is the key region of TOD mode. The optimization of land use in this region will promote urban sustainable development. The thesis mainly covers the works as follows:Firstly, this paper summarizes the basic theory of TOD, including background, composition, characteristics and research status, which work as theoretical foundation of the thesis.Secondly, this thesis analyses the interactive relationship between land use and the urban rail transit, and proposes the strategy of the comprehensive coordinate development of them. In order to accommodate the trip characteristics and use the local resource sufficiently, the reasonable influence scope of TOD mode in the station area is determined by three perspectives (pedestrian transfer, planning and design, and land development intensity).Thirdly, based on the overview of foreign and domestic cases, the thesis summarizes the successful experiences of the TOD practice. Then, based on the analysis of our basic national conditions, including China’s urban society, planning system and urban rail transit construction, the thesis proposes the TOD strategy suitable for China.Fourthly, there has been little quantitative research on TOD up to now. Based on the three characteristics of TOD, this paper has developed a multi-objective optimization model for TOD planning. With a comparison of the ideal TOD state and the current situation, the model can play a role to accommodate TOD strategy in practice.Finally, three different kinds of station areas are chosen for empirical study to illustrate the model’s application. The result demonstrates that the model would be efficient in practice. Based on those optimized land-use floor area ratio, the paper gives many suggestions for planning decisions, such as development mode, development intensity, and spatial environment and so on.
