In the process of urbanization, some traditional big cities of China have been developed and transformed into metropolitans. Industrial enterprises gradually move out of the big cities. There have been some new towns around the city, and then formed a new population and industrial agglomeration. At the same time, the commuters go to work cross-administrative regions. With the size of the city continues to expand, urban population is increasing rapidly and road traffic congestion is becoming increasingly serious. Development of urban public transport system which is based on mass transit is the key to solve the problem of urban traffic. And it also determines the growth axis of metropolitan space expansion. As urban rail transit can improve the accessibility of the area along the line, so it has the ability to make real estate prices increase and also can affect the land use patterns along the line.Beijing subway Yizhuang line is an important metro line which connects downtown to new town. It has a positive effect on the formation of metropolitan area. The impact of residence and employment in the areas which are along the line specifically reflected in the housing prices and office rents. In this paper, the change of the housing prices and office rents alongside Yizhuang line is studied by using the hedonic price model. In this paper, the Yizhuang line is divided into three regions. The first region is from the Songjiazhuang station to the Jiugong station, it is the connecting line of the central city to the Yizhuang development zone. The second region is from the Yizhuangqiao station to the Jinghailu station, and it is throughout the Yizhuang development zone. The third region is from the Ciqunan station to the Yizhuang railway station, and it is more remote areas than the development zone. In this paper, three areas of real estate prices are studied to draw the impact of Yizhuang line on each region. For the first region, the rail transit line spreads the central city’s employment and residence. In the second region, the subway line runs through the Yizhuang development zone. With the land use planning of Yizhuang development zone, the line promotes the formation of a higher degree of residence and employment of the region. For the third region, the rail transit certain pulls effect on the development of the region.The construction of urban rail transit has an impact on the spatial distribution of metropolitan population, which is reflected in the synchronization of suburbanization and centralization. With the expansion of city size, the employment density of city center decreased and the employment density of suburban increased. After the construction of rail transit, the promotion of accessibility has promoted the accumulation of economic factors, the population and employment density significantly increased around the node of the rail transit. The combination of metropolitan area rail transit and land use can promote the orderly development of the city, and also can ease traffic congestion, housing shortage and other large urban diseases. On the basis of summarizing the conclusions of the study, this paper puts forward some suggestions for the future development of rail transit and the rational use of land. The government land use planning should be combined with the rail transit construction and the new town development. And it should strengthen the land development mode of combining the high density land use and the public transportation. The government should further strengthen the development of the new town industry.
