| The operation of the economic and social usually performs two states.The one is equilibrium,that is the pursuit of the economic and social.And the other is disequilibrium,that is the normality of the economic and social.Economic theory tells us that only under equilibrium conditions that can we achieve optimal allocation of resources, improve the efficiency of economic operation. Therefore, it is necessary to study the disequilibrium of the economic and social to seek the ways of regulation to reduce the degree of disequilibrium. In this paper, the disequilibrium theory is used to study the disequilibrium of Wuhan’s real estate market. On this basis, how to regulate the disequilibrium of Wuhan’s real estate market is further studied.Promoting the development of Wuhan’s real estate from disequilibrium to equilibrium gradually to ensure that Wuhan’s real estate market is healthy and sustainable is the main purpose.Firstly, the paper introduced the related basic theory of the research, including basic theory of disequilibrium, disequilibrium econometric model and disequilibrium of the real estate market econometric model. Secondly, the paper constructed the disequilibrium econometric model of Wuhan’s real estate market and used the Eviews6.0software to fit the effective demand and effective supply.And then,it estimated and analyzed the disequilibrium value of Wuhan’s real estate market from the year of2001to2010.Thirdly, based on the overall study of disequilibrium in Wuhan’s real estate market, the article further studied the external performance of the disequilibrium respectively in the total quantity,structure and price. Finally, according to the analysis of the overall disequilibrium conditions and their specific performance of the real estate market in Wuhan City, it proposed the overall goal of the disequilibrium regulation and studied the total quantity, structure and price regulation separately.The results show that there are varying degrees of disequilibrium in Wuhan’s real estate market in2001-2010. In the year of2001to2003, it performs that the effective demand is less than the effective supply.In the year of2004to2010, it performs that the effective demand is more than the effective supply, especially since2009, there was a rapid increase in the effective demand and the disequilibrium problems are more prominent. From the specific performances, there are mainly total quantity disequilibrium, structure disequilibrium and price disequilibrium in Wuhan’s real estate market. To change these disequilibrium conditions, we need to depend on quantity adjustments more in addition to use price leverage. Along with the economic and social,there is always disequilibrium.Therefore,it requires normalization in disequilibrium regulation. The paper proposes six safeguards to ensure a more balanced development in the long term in Wuhan’s real estate market. |
