The subway has140years of history, but started late in China’s construction and fastdevelopment. With the ever-accelerating process of urbanization, the subway construction inChina has entered a new stage of climax. Beijing, Shanghai, Guangzhou, Tianjin, Shenzhen,Dalian, Changchun, Wuhan, Nanjing, Xi’an, more than10city subway lines has been put intooperation. The high accessibility of the subway will change people’s lifestyle, and guide urbanplanning oriented to promote the development of urban real estate. Subway construction ofurban real estate development is a subject worthy of study. This paper focuses on the study ofsubway construction on the real estate development to the developer’s point of view. For theactual situation of Xi’an, through the establishment of the travel time model and the hedonicprice model to study the Xi’an Subway Line on the scope of the interests of real estatedevelopment along the value-added margins of the sales price and the proportion ofdeveloping type distribution, with horizontal and vertical comparative analysis. Empiricalanalysis combined with field survey data, calculated the proportion of Xi’an Subway Linerange of real estate along the value-added amplitude and various types of development,validation and draw the internal relations between the subway construction and real estatedevelopment; Based on interaction between the subway and real estate development, thispaper gives accurate strategies and recommendations for estate development on how to fullyuse the subway advantage.
