In 2011,Chinese urbanization level for the first time exceeded 50%, achieved 51.3%. Compared with the world’s major countries, the current Chinese urbanization level has exceeded the average level of developing countries, but with an average of 77.5% developed economies still have greater disparity. From the real estate development enterprise perspective, such a long and diversified housing market demand, is a rare opportunity and challenge.In 2011,Chinese urbanization level for the first time exceeded 50%, achieved 51.3%. Study concluded, commercial and residential real estate prices higher than residential, commercial facilities less or more distant other residential real estate prices overall, the average price of the former than the latter higher on average 1032.71 yuan per square meters of residential real estate; education and educational resources are comparatively less, relatively far away from the residential real estate compared, the first ring spread is 1569.98 yuan per square meters by link position, from the first ring to the second ring spread for 566.55 yuan per square meters, from the second ring to the third ring spread for 241.45 yuan per square meters, out of the third ring spread for 196.3 yuan per square meters.In 2011,Chinese urbanization level for the first time exceeded 50%, achieved 51.3%. Because the author study level, time is limited, the research results need to improve,in addition to research methods, statistical analysis tools and other aspects need to improve. Finally, the author proposed in the choice of real estate development mode, if chose the commercial and residential real estate may consider appropriately increase in supermarkets, shopping malls, hotels and other commercial facilities to improve the housing price. Choice of education residential estate, it may consider appropriately increase educational facilities (schools) to improve the housing price.
