| The unitary market construction of building land conformed to China’s economicdevelopment situation, according with the industrialization, the urbanizationdevelopment request, the law of economic development in China and the fundamentalinterests of the people. The aim of the innovation study on the unitary marketconstruction of building land is to change collective construction land circulationsituation present, promote the protection of arable land and intensive use, and establishthe equal status of collective land ownership and state-owned, and perfect our countrysocialist market economic system, realizing the balanced urban and rural development.In this paper, first, we started our study from the Chinese dual system structure ofthe historical evolution, and analysed the formation of the background, reasons and thereality factor, with the development of economic progress, the structure of the systemshows more disadvantages and sparked a series of social problems, especially in smallproperty right. After the analysis of the problems, we found that the reform of urban andrural land system is imperative. Second, on the support of the economics andeconomics-law system theories, we analysed the feasibility of the unity of the urban andrural building land market system innovation, and pointed out that many areas havenearly can’t wait for the reality of the land reform in China. Finally, on the basis of thepolicy, we summarized the above analysis on the urban and rural land, we put forwardthe unified building land market system innovation framework. The thesis structure isdivided into four parts: the first chapter is the introduction, including the researchbackground, the research significance, the research literature review at home and abroad,research methods and innovative points. The second chapter is to present the structure of urban and rural land market analysis, first, on the view of history, we made clear ourcountry’s land market reform skeleton, pointed out the reason caused the differentdevelopment of urban and rural land market, and set out the series of social economicproblem caused by the dualistic system structure. The third chapter analysed theconstruction of urban and rural for the unity of the building land market theory with themethod of economics and institutional economics theory, Through the analysis ofeconomics, we pointed out the state of the separation of the urban and rural building landmarket,and the invisible of the rural land market was bad for multi-stakeholder. Toestablish the unitary market of building land is practical and feasible. Through theanalysis of the system economics, this paper received the conclusion that our country’surban and rural land system will reform with the social system and economic systemchange again.
