Business District Design Control Study

With the highly economic development in China, many cities plan to build thebusiness district. Business district is the center of office and commercial activities,which has heavy effect on city appearance. There are two problems in the planningand design of city business district: first, the lack of urban design makes architecturaldesign apart from planning. Second, construction of open space is ignored.Urban design between planning and design, which plays the role of design control, isthe situation to problems above.in china, urban design don’t have a legal power. It hasmany obstacles to carry out. In western countries, design control is very important inbusiness district development. Those countries already have a system under legalprotection to promote the control design, including urban design competition,formation of guide rule, cooperation between urban designer and architect and publicparticipation. In the thesis, the writer will introduce some examples, including leftbank district in Paris, Potsdam Plaza in Berlin and so on, then analyze the ideas,methods in different countries.The development of Hongqiao CBD is an exploration in china, which learns muchfrom western countries in design control. In the total urban design, the designerpresents the idea of business community and low-carbon office. Also, every districthas a guide rule in detail as the control standard, together with regulatory plan.08District is first developed in Hongqiao. Chief Architect in ECADI, Mr Wang leadsa team to design the district. The Chief Architect Coordinate System plays importantrole in design control. The team accomplishes the whole work of the district,including urban design, architectural design and working drawing design, whichguarantees the effect of design control.The writer takes part in the design of08District as an intern, and has an experience ofChief Architect Coordinate System. The thesis will describe the work of the system as a observer, and have a comparation with design control system in other countries. Onthe other hand, the writer continues his design of08District on the basic of research.In the work from urban design, architectural design and detail design, the writerexplains the work of design control and put forward his own thinking.
