Once a construction is completed and excluding the damages caused by war. natural and human factors, the buildings would have a slow aging process and it could exist as a witness of different social and historical form. In the life cycle of buildings, human’s life style and life concept self-change and follow along with the development of human society, the buildings need to fulfill different users needs in different period, for above reasons, the buildings as a whole must be adaptive, self-updated and growable with the development of social, political, economic and cultural factors as well as the improvement of people’s life quality. In this sense, the life cycle of the building is a process which shows to constantly adapt new needs and update its own environment and grow organically.Since the industrial revolution of1760s first began in British, a more than200years old of industrial history has composed the magnificent chapter in human history. Industrial civilization has made a great contribution to modern human society and economy, they are indispensable evidences to the history of city development, and they also have produced large quantities of prosperous industrial zone. With the rise of the post-industrial society, the traditional industry met a recession, it has to face the upgrading industrial structure and accelerated urbanization, all of these issues lead to the economically decline in related areas, a large number of traditional urban industrial area have to be upgraded, the contradiction between industrial heritage and urban development need to be addressed urgently.Zhengzhou is geographically in the center of China, it is located at the junction of "beijing-guangzhou" and "longhair" railways, which gave Zhengzhou a advantageous traffic condition, in national construction planning, Zhengzhou is defined as a large industrial city and transportation hub. In the early days after the funding of P. R. China, Zhengzhou was positioned as the national industry base, it was an important centre of textile, machinery, chemical and other industries. With the deepening of economy reform, according to the demand of optimal utilization of urban lands, a large number of factories have been shut down; a lot of excellent industrial buildings (we use the word of industrial heritage here below) of Zhengzhou will disappear, especially in the west district. For this reason, the regeneration and reuse of the industrial heritage is beneficial for the spreading and inheritance of the city spirit and culture and the revitalizing of old industrial base, it is the reason of why many studies thought that scientific and effective models of the protection and reuse of industrial heritage can be pressing and far-reaching.From two aspects of theory and practice, this paper focuses on exploring value of industrial heritage. We analyses the development progress and situation of industrial heritage in west district of Zhengzhou, by a specific case analysis of Zhengzhou NO2Grinding Wheel manufactory, we demonstrate why it is important and necessary to protect and reuse the factory buildings, also we did some feasibility studies of creative transformation of buildings based on above case.
