The Cost Analysis Of Pre-and Post Aseismic Measures Taken In Country Residence

Earthquake occurs in our country frequently, the probability of earthquake which occursin rural areas higher than in urban areas, with the low seismic performance of the residence inrural areas, plenty of life and property are lost in the earthquake. It is not feasible anddiseconomy to rebuild existing residential buildings which have problems or discard certainstructure form when the residence built according to the actual situation of our country at thepresent stage. So the seismic strengthening on the country residence is very important.Regard to the security problems of the country residence, a large number ofachievements obtained when we carry out a lot of theoretical research and experimental study,but a bit depressed, the research result not play its role in rural construction. Through theresearching date of354country residences in68administrative villages, the main reason thatwhy the research result not widely used is the discredit about money and the neglect about theresult. So, based on the researching date, this paper finds out the residence in rural areasdamaging situation, puts forward methods of maintenance and seismic reinforcement. At thesame time, this article concludes the major architectural form of country residence, thecalculation models of row-soil structure, timber structure and masonry structure arerespectively established according to usual architectural form and structure system in the ruralareas, adding necessary aseismic structural measures which can meet the requirement of8degree seismic fortification intensity. Then this paper calculates the economic investment forthe every model, lists out the comparison of construction cost in different condition. Finally,this paper analyzes the calculated date by the way of construction cost comparison, valueengineering thorey, single factor sensitivity analysis theory, cost effectiveness analysis theory,cost benefit theory and the other method. It is confirmed that, when the aseismic structuralmeasures added, although the construction cost of the residence will slightly increase, it is stillin acceptable range, comparatively, the seismic behavior of the residence is improved greatlyand the ratio of performance to price is also promoted.Though the calculation and analysis, the country residence can improve security whenthe aseismic structural measures added, meanwhile, the ratio of performance to price is promoted. The result clears up the peasant’s doubt about money in seismic strengthening,provides the economical analysis date can be referenced for the generalization of the researchresults from the Projects in the National Science&Technology Pillar Program during the EleventhFive-Year Plan Period and decision of investment for the reinforcement and reconstruction ofresidence which from the New Countryside Construction of the government scheme.
