Construction Engineering goods used as a Specific goods. In recent years it has become ahotspot when custormers is doing expenditure and investment. It urge the development of ourcountry’s construction engineering market to a good situation to advance steadily, and it has tobe on the way to Standardization progressively. The market’s steady development is the initiationto more real estate development companies.Thus the competition between the real estatedevelopment enterprise is intensified more and more, and the respective profits become less andless.So if the real estate development enterprise want to establish itself in an unassailableposition in a fierce market competition, and to prusuit greater profits,it must not only providehigh quality products and services to the customers,but also strengthen the control andmanagement of the cost to the enterprise itself, to control the cost and expenditure of the projectstrictly, and then to reduce the cost of the engineering, in order to improve the economic benefitsof the enterprise.This article analysis the research background, Study objective, research status at home andabroad, the paper’s research frameword and the research innovation of the cost control ofresidential development engineering project at first. And then introduc some relevant concepts ofthe cost control to real estate development, and descript it’s cost control in details. Third,elaborate the content and method of the real estate development in the whole process,focus onthe detailed study of the cost control in the process of the real estate development.Fourth,combine the specific project case of the real estate development, analysis real estate developmenthow to strengthen the cost control in the development process,with the help of the qualitative andquantitative analysis, find the key to the factor. Fifth, on the basis of the Cost control of realestate, for the different stage of the cost control, take different measures to answer readily, givethe research and development personnel an enlightenment effect to the administration of the costcontrol. Last I do a summary to the whole text, at the same time I also point out the insufficientand the development direction in the future of this paper.The right way to determine the cost of the project is a more professional systematic work.To control the cost of the construction project development, not only for the cost savings in thecertain stage, also not only simple construction in the implementation stage of the cost control,that is throughout the whole project construction, make sure the highlight, the clear goal.This paper analysis of the process and results of the cost control in shenyang century gardenresidential project based on the average house project development entire process to find theeffective cost control theory and method, to innovation enterprise cost control concept andthinking, in order to strengthen the competitive power of enterprises, the realization enterprisewith good economic benefit ultimate goal.
