| In the late1970s, Beijing, Shanghai and other cities built a great number of residences tosolve the problem of housing shortage and to ease the pressure on urban housing. Because ofthe limited capacity of China’s economic, the living space and construction standard wasunder the state control strictly. From the modern mentality, most of the existing residentialbuildings that built before the1990s are low standard housing, whose function cannot meetthe needs of modern life.Various government levels have taken many measures, such asseismic strengthening, elevator changing, comprehensive regulation of residentialenvironment, to solve the people’s livelihood issues. These efforts have improved the qualityof housing and residential environment to some extent.The Government Work Report of2012announced that Beijing will start the renovationof882simple houses and will carry out the regeneration projects of existing residential to15million square meters. The regeneration project includes not only the reconstruction of thesafety, energy-saving, equipment, etc., but also the residential function: the living areaincreased, the house type structure adjustment, the elevator added, which will directlyimprove the living conditions of residents. Unquestionably, the comprehensive regenerationthat includes residential function will become a trend. Now the primary problem to solve ishow to regeneration and choose the appropriate method from the large number of methods tomake the renovation project scientifically and rationally.Based on the study of a large number of typical cases at home and abroad, summarizedthe problems, regeneration content and method of residential function of existing residentialbuilding. According to the classification of existing residential buildings to re-organized theregeneration methods and to integrated the better approach, preferred orientation.It provided abasis for the subsequent reconstruction and guide the different types of existing residentialbuildings to make appropriate choice of the regeneration methods. And accelerate the progressof the regeneration of existing residential buildings in China. |
