Creation Method Research Of Pathology Phenomenon Library And Tentative Diagnosis On Existing Residential In Dalian

Since the reform and opening-up policy, China’s urban residential area is increasing rapidly. To date, privatization of residential occupied most of China market, housing demand has changed from quantity demand to quality demand. The repair and regeneration mode of residential with performance and quality is paid more and more attention. In the links of regeneration in existing residential, daily maintenance problems is increasing. First, for a long time, China’s urban residential maintenance is based on simple diagnosis and extensive repair, social credit, residential maintenance efficiency and quality are lower, many houses was disrepair and had to be knocked down. Secondly, at present China’s existing residential lack of more scientific and effective standard and method for diagnosis and repair, pathological study on theory and method is not perfect, the awareness of the disease is to stay on the basis of personal experience.Based on the above problem, this research is aimed at the problems in the daily maintenance for residential. Its object to the residential pathological phenomenon since the80’s, study on the Baiyun village district, Jinquan zongyuan district, Dayou tianyuan district, this research:1) Through field research, on-site photographs, and observations, analysis of existing residential repair in Dalian area, collection common diseases of residential and quantitative statistics.2) The pathology phenomenon of residential in Dalian is classified by the method of opening building with "Skelton","Infill" and "Environment", make a pathological phenomenon library.3) Analysis the reasons of pathology phenomenon, propose the method of residential maintenance and feasibility scheme and make a template. The results of this study can solve the problem of blindness and low credibility in existing residential maintenance.This research is the basic study on regeneration methods of existing residential propose, in order to the repair and renovation of existing residential can be proceeded efficiently and meet the growing industrialization of housing regeneration and market demand.
