Based On The Construction Of Pathology In Changchun Both Residential Renovation Countermeasure Research

From the early 80 s of last century to the beginning of this century,China carried out a large-scale construction of residence.Until the beginning of 2006 the city,residential area has reached 11 billion square meters.With the increasing of existing residential building of age and the improvement of the quality of life for people,the majority of residences can not meet the needs of living changes,which leads to focus on the maintained repairing mode of residential quality and residential performance improvement has gradually paid more attention by society.However,at present,China’s urban housing repair efficiency and technical level are generally low,the theory system of repair technology has not completed,and it still lack of scientific and effective repair reference and standards,which restricts the development of repair industry.Therefore,it has strong practical significance for the study countermeasures of existing residential renovation.The thesis guided by the theory of architectural pathology,on the basis of investigation and study on the pathological phenomena and repair status of existing residences in Changchun,the corresponding countermeasures are put forward from the two levels of repair methods and technical system.The study are divided into four chapters,as follows:The first chapter mainly includes the research background,the scope,purpose and the significance of the study,the relevant research theories of domestic and overseas and the basic ideas of research and so on.In the second chapter,through the introduction of the basic concept of architectural pathology,the theories of residential repair and the construction of existing residential buildings’ situation in Changchun,it provides a theoretical basis for the exploration of the existing residential renovation in Changchun.In the third chapter,the characteristics andoccurrence regularity of different levels of residential buildings in Changchun are analyzed respectively by referring to the hierarchical classification method of CSI residential system.Through the investigation of the repair cycle,repair methods and maintenance management status,it summarizes the problems of the existing residential repair in Changchun.In the fourth chapter,based on the research contents of the previous two chapters and guided by the principle of repair from the perspective of the architecture pathology,aiming at the pathological characteristics of the existing residences and the existing problems of repair status in Changchun,a complete set of specific repair countermeasures is formed by studying on the repair countermeasures from two levels of repairing and repairing technical system.
