Steel structural residence is a new residential architecture model to be applied increasingly with its light quality, high strength, strong aseismicity, short construction time, flexible layout, large use of the net area, good energy saving and good environmental protection. Recently, with steel structural residence in China launched and some pilot projects successful, practial experience is obtained, however, some urgent problems are focused on.In this paper, domestic and oversea development status, advantage and weakness, common structural system of steel structural residence are investigated. Applicability of structural models is evaluated after their advantage and weakness are summed up.And, technical analysis of steel structural residence is obtained, material selection, walls, components and key joints structure are introduced, floor form and property are illustrated, and their economic contrast is studied.To correct the wrong concept that the steel structural residence is very expensive, by using economic parameters in the real steel structural residence project to analyze its cost compositions and reveal its distinction with others such as concrete structural residence and brick concrete structure residence, it can be concluded that the price of multilayer H type steel structural residence is the highest in contrast to steel-concrete frame residence and brick concrete structure residence. However, overall benefit of steel structural residence is remarkable with considering favourable parts in fabrication engineering such as labor cost, interest saving, rental income, high area using percentage with building model changed, low energy using, good aseismicity, high recovery rate and good environmental protection.Value engineering is an advanced management and analysis method to illustrate the relation of the function to the cost of studied objects. In this paper, values of three different structural residences called steel structure, steel-concrete structure and brick concrete structure are examined, by using the value engineering theory to analyze their function and costs and then obtain their function value coefficients. Therefore, it can be concluded that steel structure residence is the most advantageous by considering the relation of the function to the cost.Steel structural residence is the creature of the age and is to lead huge change in the residence and construction industry. Steel structural residence will enter into a fast-developed situation and become a new-developed aspect in the residence industry with the economy and construction technology development.
