The early21st century, most of major cities in the country have entered to the period of rail transport quick and considerable construction. Until2011, the mileage of rail transit operations in Beijing has reached372km. According to the rail transit planning, until2015, the operation mileage will reach561km, and until2050, the total operating mileage will exceed1000km, more than Shanghai’s to become the top of the country.Rail transit station has the commercial advantage because of the highest flow strength, density and turnover frequency that other traffic nodes do not have. Therefore, relying on rail transit station will be the focus of commercial development in present and future. However, the current situation of the Beijing subway commercial development is that subway passengers cannot yet effectively convert to commercial passengers, and the advantages of rail transport has not been a good play.This article is based on the Beijing subway commercial status quo, Referring to the theory of post-occupancy evaluation (POE), following the feelings of users, to evaluate the subway commercial space. Then, combining with the evaluation results, the author analyses the outstanding problems and severe insufficient in the subway commercial development. Finally, finding the corresponding optimized design proposals to improve the attractiveness of the subway commercial space, so that can promote the subway passengers flow into commercial passengers.During the operation of evaluation, the first step is to determine the evaluation of the object, selecting three representative subway commercial development case in Beijing. They are Xizhimen station, Zoo Station, and the Haidian Huangzhuang Station. The Second step is to build the evaluation model to analyze the characteristics of summing up the subway commercial space. The third step is to evaluate actual cases and get evaluation data. After quantitatively analyzing, we will get the finally evaluation results. The last step is to propose the design proposals. According to the evaluation results and the similarities and differences of three cases, the article will Summed up the universality design proposals of the Beijing subway commercial space.I hope this study can provide some reference for future subway commercial development and construction.
