As the domestic and foreign economic changes, especially over the last decade as China's rapid and steady growth of national economy, the rapid development of the real estate market,, shows a good momentum of development, which has become a very important basic and pillar industries in China's national economy. Real estate is a very special one among many commodities; real estate projects also have their differences. It has the characteristics of a long cycle of development and investments, a huge total investment and varied influencing factors. Investment in real estate development project requests a very high level of comprehensive, professional, and technical requirements. These also mean that investment in real estate development project is a kind of high investment, high return and high risk project, these special characteristics decided the difference from the general product project investment and development, which demands complete clear scientific analysis for the existing or potential risks, qualitative and quantitative analysis for risks of the project, guiding investment developers to make the correct development strategy and planning and to prevent the risk of real estate projects effectively and scientifically. Therefore, the exploration and practice of the real estate investment and development project risk and decision theory research has not been just a simple academic area, but to be a sufficient to cause the domestic and foreign experts and real estate investment of the developers attach great importance to the social problems.With the increasing of variety risk factors in real estate investment projects, the projects put forward higher requirements to risk management. Because the traditional method hasn't adapted to new risk management, it is urgent to come up with new theories about risk management of real estate investment. Associating with actual situation of china's real estate investment, this study was based on some domestic and foreign mature theories and methods. Firstly, we discuss the meaning of real estate and real estate investment project, and estimate industry's actual situation and development prospect. Secondly, we discuss real estate investment project risk, about its concept and essential characteristic. The article analysis and indentifies all kinds of risk factors, and then builds real estate investment project risk evaluation index system. Based on it, we conduct a study of risk early warning. After that based on AHP fuzzy system theory to analyze the information incomplete, uncertain problem much investment in real estate development project risk, and to determine the effect of investment in real estate development project the risk factors among primary and secondary level relations. Finally, put forward the corresponding development of real estate investment project risk management target and to increase investment in the development of project risk management in order to enhance the investment of real estate investors to guard against and resist the ability of the risk, increase the investment in real estate developer market competitiveness and realistic operational method. The author hopes this study can boost country and society increase the supporting of real estate investment project risk study. This can promote the development of real estate investment project risk research investment.
