In recent years, China's logistics park presents a picture of prosperity. And the rapid development of the logistics park has also led to the high tide of the construction of the port logistics park. As an important infrastructure in the modern logistics, the logistics park is an important carrier to promote the development of logistics industry in terms of logistics industry development or the joint development of logistics industry and other industries, has an important value.This paper makes Tianjin Port Container Logistics Park as the study sample.The author makes the use of service management, enterprise capabilities theory and learns from the advanced experience of foreign port and logistics park to analyze the current service conditions of the Park. And author takes a literature survey, field survey method and SERVQUAL evaluation methods to evaluate on the service quality of Tianjin Port Container Logistics Park. That the park service quality gap includes:whether the loading and unloading facilities are available or not, the improvement of living facilities, perfection and reliability of information platform construction, services providing capacity of the team and so on which are the real reason for the big gap between the park service quality expectations and perception. And also the author describes relevant strategy for protection of parks service facilities, park information construction, and promotion of service capacities of the management team.Growth and development of port logistics park lies in a service that truly robust growth and healthy development of port logistics park, only the service itself. This paper is to provide convenient, high quality and efficient services for enterprises in the park through enhancing the logistics park service capacities, thereby reducing the gap between the park service expectations and the perception, thereby improving the quality of service of the park, promoting health development of Tianjin Port Container Logistics Park and achieving win-win situation and common development. This paper constructed the service quality evaluation system of Tianjin Port Container Logistics Park and pointed out the service capacity of the logistics park is a key factor for service quality level of logistics park. This paper has great practical significance for operational management and future development of capacity of the logistics park is a key factor for service quality level of logistics park.
