In recent years the rapid development of property management services in China as the rise in the process of reform and opening up an industry, has entered public life, tend to spread. Therefore, the current property management services also gradually normalized, the market, specialization, and its based on the company, property management companies also have "everywhere" momentum. Study these kinds of property companies, we concluded that the management of its common problem: unable to effectively improve their own competitiveness.In the future, how to improve the competitiveness of the company became the first company to solve the problem, this article from the implementation of performance management, property management services to meet the requirements of modern starting to explore way to address this problem.In this paper, SY Property Services Limited Corporation (hereinafter referred to as SY Corporation), for example, study the existing problems, to enhance their competitiveness, SY Corporation must establish an effective performance management system to change the status quo.In the introduction part of this paper outlines the background and significance of this study, and briefly describes relevant literature and research ideas and methods, and then to enterprise performance management theories and methods were reviewed, and then on the background and the SY Corporation's industry-Profiles were introduced, the specificity for the property management industry and analyzes the characteristics of performance management, the company's current performance management program analysis, performance management systems to implement its necessity. Then, based on the previous part of the contents of the status quo for SY Corporation performance management system design principles, processes, and design. Finally, the new performance management theory were evaluated, and how to use the existing performance management to guide our thinking and made to carry out performance management outlook.This case is actually held in a company, so the reference in the text of the company's practical experience, and in order to have more in-depth and comprehensive study, access to large number of documents, but also with the property industry were made by exchange of experience, the only would like to design a performance management thinking this can play a similar reference for the property industry.
