Residential land market is the most important part of the Urban land market, and play a fundamental role in the real estate market. The supply and demand of residential land direct influence the operating of the real estate market. This paper studies land market from the perspective of the main market players of land market, expatiated the background, main players, motivation and affecting factors. Then proposed the local government existing the intensive motivation to seek land transfer payment under the the existing financial system and the distribution system of transfer fees chase of land,then according to the residential land demand of real estate development enterprises to make decisions, while ignoring the final demand of residential land-the reasonable requirements of home buyers.Through quantitative analysis, the demand of real estate development company is greater than the reasonable demand, if using the quantity as the standard of supply,will result in inefficient use of resources and other issues. To solve the above problems,we should be scientifically formulated and strictly enforce the land supply plan, the author proposes making residential land supply plan based on the annual append demand for housing, and according to different income,divide commodity housing, affordable housing and other needs of a variety of residential products, so as to formulate a plan of residential land supply.In the case study, this paper make the Nanjing Urban land market as an example, analysing the behavioral characteristics of residential land supply and demand, obtain the following results:In recent years,the supply of residential land in Nanjing was widening, and with some fluctuations. the condition of market competition has more obvious influence to the changes of supply than the role of national regulatory policies. according to the calculation and analysis,we found the supply of the commercial Residential land was too large.To investigate the impact of factors on the decision of real estate development, I used the turnover of residential land in Nanjing each year as the dependent variable, used the total sales of commercial housing, housing price rises, land prices rises and interest rate level as independent variables, progress the regression analysis, regression results show that total sales of commodity houses has the most significant influence, indicating that the operation of commercial housing market directly affect the purchase behavior of real estate development enterprises.Finally,on the basis of the population forecast and per-capita living space forecast, calculate the reasonable supply of residential land of Nanjing in 2011 is 241.53 ha. On the basis of this research, this paper proposes four suggestions, including adjusting the structure of residential land supply, fostering multi-level housing market; enhancing to dispose of idle land; Improve the residential land supply system; distinguish different types of residential land; improve the tax system, adjust the land revenue distribution policy.
