With the development of national economy and the continuous improvement of our living standard,Chinese people pay more and more attention on the concept of family,and the demand for house to live is raising heavily. The real estate industry is on the top stage and enjoy a vital position in National economy.Meanwhile,the competetion among developers is very hot.A lot of problems happened in the real estate market of our country in recent years. For example, the structure of housing is not reasonable and free house is increcing during the jumping of house price, unreasonable development,and so on.. How to attract customers, to get market share and receive investment back in time is very importment for the real estate enterprise. Therefore, it has important theoretical meaning and practical value.The "'SR new international cityⅢ"Project located in Hun nan new district in Shenyang, belongs to the uncompleted residential flats.According to the coordinantion of the gavernment of Shen yang, the project is developed by Shihua Group real estate development company and Aceal company from Korea, Shenyang Shihua estates development take charge of implementation and organization management. What the paper mainly do is as follows:Firstly, this paper will describe the subject source,project background and the meaning of research,and introduce the situation of developers briefly.Secondly,review the theory of real estate marketing planning including marketing planning concept, basic theory, the 4PS,4Cs,4Rs marketing combination theory,laid a theoretical foundation for the market planning research of "SR new international cityⅢ"Project.At last,based on the elabration above, using market research methods to obtain various data,conbining the concrete of "SR new international cityⅢ"Project and mix theory listed as 4Ps,4Cs,4Rs,this research will find a practical and workable Marketing Plan for "SR new international cityⅢ"Project. From the macro environment of national real estate and the micro rnviroment of Shen Yang real estate,and then using SWOT matrix to analysis,recognize our advantage and make up weakness.Finally reach the marketing Planning of product strategy, price strategy, marketing strategy and promotion strategy...
